Add Additional Buildings to a Valuation

You can complete most valuations using a single building with a single section. However, there may be cases in which it is beneficial to add additional buildings to a valuation. For example:

  • You are creating a commercial valuation that covers multiple buildings on a college campus. In this case, you can add additional buildings to the valuation such as an Administration Building (6402), a Library (6410), a Classroom (University) (6404), and an Auditorium (6424).
  • You are creating a commercial valuation that covers multiple office buildings in multiple states.
  • You are creating an agricultural valuation that covers multiple buildings. In this case, you can add additional buildings to the valuation such as a Two Story Dairy Barn, Old Style (104); a Milking House (116); and a Milking Parlor (118).

Note: These examples are intended to serve as guidelines for creating valuations in Commercial Express but there may be multiple different ways to create valuations for each building.

To add an additional building to a valuation:

  1. On the valuation dashboard, click a valuation to open it.
  2. On the Property Valuation Summary page, in the list of locations section, click the location that you want to add the building to.
  3. On the Location Summary page, in the List of Buildings section, click Add Building.
  4. On the Add Building window, click Add Building.
  5. Enter a building number and name.
  6. Select from the following building types:
  • Commercial
  • Agricultural

  1. If you don't know the occupancy code, do the following:

    Search for an occupancy,
    1. Enter a search term in the Occupancy Code box. Commercial Express displays the occupancies that contain your search term.
    2. Select an occupancy from the list.
    Select an occupancy from a list,
    1. Click the Search Occupancy icon .
    2. Select a category from the Occupancy Group list and then select an occupancy from the Result list. If the building has more than one occupancy or more than one construction type, you can add them later.
    3. Click Use Occupancy.

Occupancies determine the material assumptions that will be used for the valuation. You can add a maximum of five occupancies.

  1. Commercial Express enters a default value for the story height. If necessary, change it.
  2. Select a construction type.
  3. Enter the gross floor area. Do not include commas.
  4. Enter the number of stories.
  5. Enter the year built.
  6. Do one of the following:
  • To save the building and close the window, click Save.
  • To edit the building, click Continue to Building.
