6110 - Church, Elaborate

The elaborate church building is typically 6,000 square feet or larger, but it may be smaller, and is usually rectangular in shape with angled or curved walls, or cross-shaped (cruciform). This occupancy is used for very unique, one-of-a-kind structures, with much ornamentation and finishes of the highest quality. These churches are usually of cathedral or basilica caliper. Although not included in the base costs, many elaborate churches have balconies or choir lofts.

Allowances for church furniture, such as altars, lecterns, pulpits, and seating, are included in the valuation cost. Seating includes pews, chairs, folding chairs, and benches. These items make up 31% of the built-in cost. You can remove this cost and offset the allowance.

To remove the cost of furniture from the valuation:

  1. Generate a valuation detailed report for the valuation.
  2. From the Summary of Costs section of the report, note the amount listed for built‑ins.
  3. Multiply the total built-in cost by 0.31.
  4. Enter the negative value of that total as a custom addition for the location or building section.

Example: 1,000 (Total built-in cost) * 0.31 (Allowance percentage) = 310. Enter -310 as a custom addition.

Note: Different church occupancy types may have different allowance percentages. Refer to each occupancy for the specific percentage.
